Our safety checks provide landlords with peace of mind and complete compliance for their rented accommodation. It is a legal requirement for landlords to maintain gas appliances that they provide to tenants, e.g. boilers and cookers. An annual safety check must be carried out by a Gas Safe certified engineer.

Safety Services
A typical safety inspection by our engineers will include a variety of checks to ensure that appliances are safe to use and meet legal requirements. Our Gas Safety Information for Landlords blog post explains more.
Our engineers are Gas Safe and OFTEC registered and are trained to fault find on a wide range of boilers. They carry a selection of spare parts to allow them, in most cases, to carry out any necessary repairs during their first visit.
As a landlord, we would recommend that you speak with our team to find out more about our boiler servicing and maintenance contracts. Investing in a maintenance contract ensures that your tenants are always living in a property in which the boiler, and all other gas appliances, are safe. Our maintenance contracts cover many areas including a visual examination of flue systems, spillage tests, checks that appliances are safe to use, and much more.
Book Your Gas Safety Check
When booking your gas safety check with Surab, you should expect an appointment within 14 days. Therefore we ask that you provide us with 10 working days notice when requesting an appointment.
Our appointments are available in either the morning or afternoon, Monday to Friday, and our prices start at £140. This includes a boiler service as well as the landlords gas safety check. Upon completion of the gas safety check, an electronic copy of the certification will be provided.

Landlord gas safety certificates cover the following information:
- The date and address of the examination
- The landlords’ details
- Description and location of appliances
- Recognition and recording of any defects
- The name and signature of the gas operative and the GAS SAFE registration number of the engineer
